Step 1 – Valuation
Having decided to sell your property you probably have a price in mind. I will compliment that with market knowledge and current sales data to agree an asking price with you.
Step 2 – Engagement
Consider going exclusive. This means you and I have full control of the pricing and narrative of your marketing. It can also reduce the number of unsolicited phone calls you receive from agents. Those you do receive can be directed to myself. I’m happy to work with RERA registered agents.
Irrespective of whether we agree an exclusive approach, we’ll sign an Form A marketing agreement.
Step 3 – Marketing
LuxuryProperty.com is a Dubai based digital destination. Our photos have to be the best, so we will attend your home with our professional in house photographer. If you can ensure you property is clean, tidy and well maintained – both inside and out, it will look all the more enticing to buyers.
Not only will your property be showcased on Dubai’s leading portals; LuxuryProperty.com, Property Finder and Houza, it will be also be pushed across our extensive social media network, email campaigns and good old fashioned call out sessions.
Step 4 – Viewings
All buyers are verified and accompanied by myself or one of my trusted colleagues here at LuxuryPropery.com. In these times of social distancing, face masks and gloves are worn. In some cases we can perform contactless viewings using mobile video apps such as Zoom.
Step 5 – Offer
Most often, offers will be submitted in writing by myself. I’ll include a bio of the buyer, their passport copy and a deposit cheque for 10% of the offer price. This assures you that the offer is sound. It also sets out the main terms and proceedability of the buyer, to help you make an informed decision.
Step 6 – Sale
Our Legal Conveyancer will draw up your sales contract and together we will be with you every step of the way. Whether the sale is cash to cash, mortgage to mortgage or any other variant, we’ve got you covered all the way to final transfer and receipt of funds.
